Determine your optionsWhen deciding to sell your mobile home, you have a couple of different options. In New Jersey, you can list a home yourself, hire an agent, or sell it quickly to a licensed Mobile Home Specialist. 1. Listing YourselfIf you'd like to sell your mobile home yourself first be sure to take plenty of pictures of the home. Make sure your home is well lit and free of clutter. Remember, present your home as well as possible to maximize the chances of a sale! Once you find a buyer and agree on a price, you will need to go to the MVC (Motor Vehicle Commision) and transfer the title. For a bill of sale you can hire a lawyer to write one, or can find a basic one online. We recommend that any contract you have sign be notarized, this protects both you and the buyer. 2. Hiring a RealtorIf you'd like to hire a realtor for your mobile home make sure to do your research. In New Jersey, as well as many parts of the country, many realtors have never sold a mobile home. Don't be afraid to ask for their experience, many aspects about mobile homes are completely different and unique from traditional housing such as title transfer, lending requirements, and community approval. Once you find a realtor you can trust, prepare for the listing and fees. On average, we see realtors charge about an 8% commission for selling a mobile home, and this does not include closing costs! Because realtors are used to selling traditional homes (which can be hundreds of thousands of dollars or more), the closings costs can be thousands of dollars for lawyers, title transfer, escrow services etc, these fees may not mean a lot for a 500,000 shorefront property, but are substantial in comparison to a mobile home. Be sure to research and ask your realtor about all closing costs before signing a contract. Despite the fees, choosing a realtor can be a really good option if you do not want to have to deal with selling a home yourself, just be sure to find a realtor who has experience in selling mobile homes! 3.
