Don't be afraid to ask for their experience, many aspects about mobile homes are completely different and unique from traditional housing such as title transfer, lending requirements, and community approval.
Once you find a realtor you can trust, prepare for the listing and fees. On average, we see realtors charge about an 8% commission for selling a mobile home, and this does not include closing costs! Because realtors are used to selling traditional homes (which can be hundreds of thousands of dollars or more), the closings costs can be thousands of dollars for lawyers, title transfer, escrow services etc, these fees may not mean a lot for a 500,000 shorefront property, but are substantial in comparison to a mobile home. Be sure to research and ask your realtor about all closing costs before signing a contract.
Despite the fees, choosing a realtor can be a really good option if you do not want to have to deal with selling a home yourself, just be sure to find a realtor who has experience in selling mobile homes!
